Is It Mold or Condensation? A Renter’s Guide
Condensation is clear water that forms on cold glass and walls and wipes away. Mold is a fuzzy or spotty growth, often black, green or white, that smells musty and comes back after cleaning. Mildew is mold in its early, flat stage. Condensation left wet for days often turns into mold.

The basics
How can I tell mold from condensation?
Wipe it with a dry paper towel. Condensation is just water: the towel comes away wet and clean, and the surface looks normal once it dries. Mold leaves a dark smear, stains the grout or caulk, and returns in the same spot within days or weeks.
| Sign | Condensation | Mildew (early mold) | Established mold |
|---|---|---|---|
| What you see | Clear droplets or fog | Flat gray or white patches | Fuzzy or spotty black, green, white or brown growth |
| Wipe test | Wipes off, surface clean | Mostly wipes off | Smears, leaves a stain |
| Smell | None | Faint musty smell | Clear musty or earthy smell |
| When it shows | Mornings, after showers or cooking | Where condensation sits for days | Anytime; keeps coming back |
| Where | Windows, mirrors, cold pipes | Window sills, shower caulk, grout | Sills, closet walls, behind furniture, ceilings |
A visual check can’t tell you the species. Color alone doesn’t mean “black mold.”
Mildew and mold are the same kind of organism. “Mildew” usually means a thin surface growth on a damp, non-porous spot, like a shower or a window track.
Why do LA apartment windows get so much condensation?
Condensation forms when warm, moist indoor air hits a surface colder than its dew point. Near the coast, the marine layer and May Gray and June Gloom keep humidity high, so windows in Venice, Santa Monica, San Pedro and Playa del Rey fog up often. Our guide to coastal mold and June Gloom explains the pattern.
Inland, the cause is usually inside the unit. Older LA apartments, especially pre-1940 buildings in Koreatown, Hollywood and Westlake, often have no bathroom exhaust fan. Showering, cooking and drying clothes indoors in a small unit with the windows shut puts a lot of water into the air.
Can window condensation turn into mold?
Yes. Water that runs down the glass and pools on the sill or in the track every day gives mold what it needs. The usual spots are wood or painted sills, window caulk, the wall under the window and the back of curtains. Here’s how to keep condensation from becoming mold:
- Wipe it daily: dry the glass and sill each morning while condensation is heavy.
- Vent moisture: run the bathroom fan during and after showers, or crack a window if there’s no fan.
- Cook with a lid and the hood on: or open a kitchen window.
- Dry clothes outside or in a vented dryer when you can.
- Give walls air: keep beds and dressers a few inches off exterior walls, and don’t overstuff closets.
A small patch of mildew on a sill or in shower caulk is usually a cleaning job you can do yourself with soap and water. Our mold prevention guide covers longer-term moisture control.
Is condensation mold the tenant’s fault or the landlord’s?
It depends on the moisture source. Day-to-day habits like wiping windows and using the fan are on you. Leaks, broken exhaust fans, failed window seals and water coming through walls are building problems your landlord is responsible for fixing.
California law treats visible mold growth as a substandard housing condition under Health & Safety Code 17920.3, added by SB 655. The law excludes minor mold on surfaces that normally get wet, like a shower. So a little mildew in the shower caulk usually isn’t a code issue, but mold spreading across a bedroom wall can be.
When should I report it or get it tested?
Report it to your landlord in writing when mold covers more than a small patch, returns after cleaning, smells musty, or sits near a leak or water stain. Our free landlord notice letter makes that easy.
- Photograph it. Take dated photos, including a wide shot of the room.
- Notify the landlord in writing. Keep a copy.
- Call your code agency if nothing happens. In the City of LA that’s LAHD at (866) 557-7368. Elsewhere, check who to call in your city.
You don’t need a lab test to file a complaint. Testing helps when the smell is strong but you can’t find the growth, or when your landlord disputes it. See how to check for mold in an apartment, and our apartment mold testing if you need a written report.
Mold vs condensation: FAQ
Is black stuff on my window sill mold?
Usually, yes. Black spots on a sill that smear when wiped are typically mold or mildew feeding on daily condensation. Color alone doesn’t tell you the species.
What is the difference between mold and mildew?
Mildew is a name for thin, early mold growth on damp surfaces. It’s the same kind of organism. It’s easier to clean before it spreads into porous materials.
Is condensation on windows normal in Los Angeles?
Some is normal, especially near the coast during May Gray and June Gloom. Heavy daily condensation that pools on the sill points to too much indoor moisture.
Can I clean window mold myself as a renter?
A small patch on glass, a sill or caulk is usually fine to clean with soap and water. Tell your landlord in writing if it covers a larger area or keeps returning.
Is mildew in the shower a code violation?
Usually not. The SB 655 rule excludes minor mold on surfaces that normally get wet, like a shower. Mold spreading onto walls or ceilings is different.
Does a musty smell mean mold even if I only see condensation?
It can. A musty smell often means growth you can’t see, such as behind furniture, inside a wall or under flooring. That’s a good time to report it or get an inspection.
